Compare new home developments in Kelowna and the Okanagan, including presale condos, move-in-ready townhomes, detached homes and building lots.
There’s more to look at than condo towers. New home communities here offer detached homes, ranchers, duplexes, townhomes and condos, from Osoyoos to Vernon, including Kelowna, West Kelowna, Peachland and Lake Country, plus one in Kamloops.
A new home could be a presale (pre-construction), under construction, finished and move-in ready, or a custom build on a lot you choose. Those are different purchases, with different costs and timelines, so I’ve noted which stage each development is at.
Updated October 2026. Availability changes quickly. If a community catches your eye, I can check what’s actually available and help you compare it with other new and resale homes in the area.
Duplexes and semi-detached homes: Another option if you want ground-level living with one shared wall. Look at the ownership structure, sound separation, parking and outdoor space.
Townhomes: A good place to look for more bedrooms and a garage without taking on a detached home. Compare the actual layout. Three bedrooms spread over three floors feels very different from a rancher-style townhome.
Condos: Compare the space inside the home as closely as the amenities. Storage, parking, monthly fees and the size of the second bedroom can matter more day to day than a pool.
Ask whether the price includes GST and what rebates or exemptions may apply to your purchase. Eligible first-time buyers may qualify for the federal GST/HST rebate, and qualifying purchases may also receive BC’s newly built home property transfer tax exemption. Have your lawyer or accountant confirm eligibility before counting on either.

Presale and move-in ready are different purchases. A presale gives you time and sometimes a say in finishes, but you're buying from plans and completion dates can move. Move-in ready is simpler: what you see is what you get.
For a presale, review the disclosure statement and purchase contract. For a strata home, review the strata documents and bylaws too. Check deposits, fees, parking, pets and rental rules rather than relying on the sales brochure.
Check how the land is owned. A few communities in this guide sit on First Nations land under long-term leases. Review the lease terms, remaining lease length, ongoing costs and financing options for the specific property.
The sales centre team represents the developer. Having your own Realtor gives you someone to help compare developments, look at recent sales and work through the purchase details with you. I can also flag questions about the contract, fees and completion dates to review with your lawyer.

No. With a presale (pre-construction) you buy from plans and wait, sometimes years, for completion. A move-in-ready or quick possession home is finished, so you can walk through it before you buy.
When do I pay GST on a new home?
GST usually applies to newly built homes. Eligible first-time buyers may qualify for the federal First-Time Home Buyers’ GST/HST rebate. Ask whether the advertised price includes GST, and have your lawyer or accountant confirm what applies to you.
How much deposit does a presale need?
It’s set by each developer’s contract and can be paid in stages. Read the deposit schedule before you sign, not after.
Do I need my own Realtor to buy from a developer?
You don’t have to have one, but the sales centre works for the developer. Your own Realtor can compare the project with similar homes nearby and flag contract questions to review with your lawyer.
Is new construction better than resale?
Not always. New homes come with warranty coverage and modern layouts. A recently built resale may cost less and be ready sooner. It’s worth pricing both.
Then compare what you can buy now with what you’d need to wait for. Include the full cost: taxes, upgrades, landscaping, appliances, strata or community fees, and any costs that aren’t in the advertised price. I can help sort through what’s included and compare it with similar homes nearby before you decide.
A recently built resale can be worth comparing too. It’s a separate category from a never-occupied new home, and the warranty, taxes and condition need to be checked for that purchase.
