Living in Vernon

Vernon is one of the Okanagan’s most historic communities, and you can still feel that in parts of the city today. Downtown has older buildings, preserved character, and a more established feel than some of the newer Okanagan communities. East Hill is especially known for its beautiful heritage homes, many from the late 1800s and early 1900s, with tree-lined streets, original wood windows,  and a lot of charm.

What makes Vernon interesting is how much variety it has. You have downtown convenience, established neighbourhoods, acreages, rural pockets, and areas like Coldstream, where some homes have access to Kalamalka Lake and some of the most beautiful scenery in the valley. Vernon also has easy access to SilverStar, which is a huge part of the lifestyle here for skiing, biking, and year-round outdoor recreation.

The restaurant scene has been changing and improving too, with more local restaurants, breweries, coffee shops, and casual spots that give Vernon more energy than people sometimes expect. The Okanagan Rail Trail around Kalamalka Lake is another major lifestyle draw, especially for walking, biking, and getting outside without making a whole production out of it.

Around Okanagan Lake, the feel is more spread out and rural in places, but there are still beautiful homes, acreages, and view properties tucked into the hills and along the west side.

What it’s like to live in Vernon

Living in Vernon feels more established and less hectic than Kelowna, but not rural in the middle of town. Vernon has a real city centre, older neighbourhoods, schools, shops, restaurants, sports facilities, and everyday amenities. It feels like a proper community with history, not just a bedroom community or a resort town.

What makes Vernon interesting is how quickly the lifestyle changes once you move outside the core. You can be close to downtown and still have access to acreages, BX, Coldstream, Kalamalka Lake, Okanagan Lake, SilverStar, and the Okanagan Rail Trail. That mix gives Vernon a lot of range — city convenience, older established neighbourhoods, lake communities, rural pockets, and major outdoor recreation all close together.

Vernon tends to attract retirees, families, remote workers, trades, local business owners, and people connected to tourism, recreation, wellness, and service-based industries. It feels grounded and community-based, which can be a great fit for people who want the Okanagan lifestyle at a friendlier pace.

Vernon also has a great downtown Nature’s Fare, which is a local natural foods grocery store that people actually use — for groceries, grab-and-go meals, smoothies, and honestly, very good sandwiches. It’s a small detail, but for people who value good food and organic options, it’s one of those everyday conveniences that makes the area feel more livable.

Real estate in Vernon

Real estate in Vernon offers some of the best value in the Okanagan, with a much wider range than people sometimes expect. You can find some of the most approachable price points in the valley here, including condos, townhomes, older single-family homes, family neighbourhoods, and rural properties.

The BX areas — East BX and West BX — are especially worth knowing about for buyers who want a more rural feel without being too far from town. These areas can offer larger lots, acreages, space, views, and that slightly more country lifestyle that appeals to people who want room to breathe.

Vernon doesn’t lead with polish, and that’s part of the value. Buyers are often drawn to Vernon because they can get more space, more character, access to lakes and SilverStar, and a strong outdoor lifestyle at a price point that can still feel more attainable within the Okanagan.
